1. Services Overview

Hudson Property Management Group provides property management services for Homeowner Associations (HOAs), investment properties, and commercial properties located in and around Ankeny, Iowa and surrounding areas.

Our services include, but are not limited to: day-to-day operational management, preventative maintenance coordination, vendor oversight, financial reporting, regulatory compliance support, and resident portal access.

2. Service Agreement

All property management services are governed by a separate written Service Agreement signed between HPMG and the client. These Terms and Conditions supplement but do not replace that agreement. In the event of a conflict, the signed Service Agreement shall prevail.

Engagement of HPMG’s services constitutes acceptance of these terms in full.

3. Client Responsibilities

  • Provide accurate and complete information about the property at the time of engagement
  • Respond to communications from HPMG in a timely manner
  • Ensure sufficient funds are maintained in reserve and operating accounts
  • Notify HPMG promptly of any changes in ownership, tenancy, or property conditions
  • Comply with all applicable local, state, and federal laws and HOA governing documents

4. Fees & Payments

Management fees are outlined in the signed Service Agreement. Fees are due as specified therein and are subject to change with 30 days’ written notice.

Late payments may result in suspension of services. HPMG reserves the right to charge a late fee as specified in the Service Agreement for overdue balances.

All fees are non-refundable once services have been rendered for a given billing period.

5. Resident Portal

Access to the online resident portal (hpmg.twa.rentmanager.com) and the RMRESIDENT mobile app is provided for the convenience of HOA residents and property owners. Use of the portal is subject to the platform’s own terms of service.

Account credentials are personal and must not be shared. You are responsible for all activity conducted through your portal account. Report any unauthorized access to HPMG immediately.

6. Limitation of Liability

HPMG shall not be liable for any indirect, incidental, consequential, or punitive damages arising from the use of our services or website, including but not limited to loss of revenue, property damage, or disruption of business operations.

Our total liability in any matter shall not exceed the total fees paid by the client to HPMG in the three months preceding the event giving rise to the claim.

7. Confidentiality

HPMG treats all client, resident, and property information as strictly confidential. We do not sell, share, or disclose personal information to third parties except as required to perform contracted services, comply with legal obligations, or with the explicit written consent of the client.

8. Termination of Services

Either party may terminate the management agreement in accordance with the termination provisions outlined in the signed Service Agreement. Typically, a minimum of 30–60 days written notice is required.

Upon termination, HPMG will provide a final accounting and transfer all property records, keys, and funds within a reasonable timeframe.

9. Website Use

All content on the HPMG website — including text, graphics, and branding — is the intellectual property of Hudson Property Management Group and may not be reproduced without written permission.

We reserve the right to modify website content and these terms at any time. Continued use of the site following any changes constitutes acceptance of the revised terms.

10. Governing Law

These Terms and Conditions are governed by the laws of the State of Iowa. Any disputes arising from or related to these terms shall be resolved in the courts of Polk County, Iowa, unless otherwise agreed in writing.
